Housing Foreclosures and Crash, What About Boise, Idaho

It’s time for another weekly newsletter/blog… where does a week go?!  Sitting down and not having a clue which important real estate topic or living in the Treasure Valley topic I should focus on.  Hmmm.🤔  Thank goodness for my friends who reached out to me just today asking about the real estate market because of all the challenging news out in the media lately.  I know we did a market update just last week but let’s see what that looks like in light of all mass-media messaging.

Forecloses All Over the News!

Checking out the latest Google search for home foreclosure news.  Google provided page after page of results.

The headlines are pretty worrisome;

  • Florida has the worst foreclosure rate
  • Foreclosures climb 21%
  • California foreclosures at 7-year high
  • Foreclosure filings surge
  • Foreclosures, short sales rise
  • 277,000 foreclosures in first half of 2026

Florida, the conservative bastion where folks escaping communism and taxes in New York are supposedly moving to… I guess not!

Of ALL homes for sale in AMERICA, 14% are in Florida… that’s one out of every seven homes for sale across the entire country.

Another thought comes from a TicToker who has a friend who’s a banker; banks can’t foreclose because there is no one to buy the homes and then they’d all sit empty.

Seems like that idea falls apart pretty quickly when “private equity” firms are flush with cash, are ready to buy up homes at fire-sale prices, and knowing that all of these previous owners now need a place to rent.

Don’t worry about banks… they will be just fine.

A report from an industry source says that in the first six months of 2026 there were 227,548 properties with foreclosure filings… up 21 percent from the same period a year earlier.

Idaho, it says, has the largest year-over-year increase… up 59%. (Did Idaho go from 2 to 3 foreclosed homes? Actual numbers would be helpful… don’t you think?)

States with the largest foreclosure starts were Texas (20,739), Florida (20,358), California (16,040), Georgia (8,164) and Illinois (7,424).

What About the Boise, Idaho Area?

Check out our latest Market Update Blog to get more details (to include Gem County… where Emmett is).

Below is a look at the Treasure Valley’s main population centers which are in Ada County and Canyon County.

When the real estate market is softening or even crashing, some indicators will be:

  • Prices will drop
  • Inventory will increase
  • Purchases will decrease
  • Real estate agents run around acting crazy (okay, I made this one up!)

Ada County (Boise, Meridian, Eagle, Kuna)

So we’re looking for price drops… nope, not here! Ada County’s median price home price has remained very consistent over the past 13 months… running about $125-ish more than the national average. Inventory here continues to increase since the last seasonal slowdown while “pending” home sales continue to generally rise. Looking at a more historical perspective, since 2006, Ada County home prices have remained relatively stable since early 2023.

So… no signs of a market crash in Ada County.  How about Canyon County?

Canyon County (Nampa, Caldwell, Middleton)

Pretty much a similar story to Ada County here in Canyon County. Home prices have been pretty steady the past 13 months… about at or a few thousand dollars over the national average. Also, since the holiday slowdown, home inventory has been steadily increasing and “pending” sales have increased and, recently, been holding steady.  With the long-term perspective, home prices in Canyon County have been fairly stable since the beginning of 2023.

Regular Market Upate from Last Week

BLOG:  Check out the market update from me and Mareen from just last week.  See all of the market graphics that I made myself… including Gem County.  (I didn’t include Gem County in today’s analysis because the numbers are so small and don’t give a good short-term look at what the overall market is doing.)

VIDEO:  Check out the market update video where Mareen gives us her expert analysis and opinion of what’s really going on with the Boise area real estate.

Treasure Valley Dave's Thoughts

Regardless of the hype of the media, the housing market in the Boise area appears to be very healthy. We’ve got good inventory, good sales… or demand, and prices remaining steady. Mareen and I have experienced multiple offer situations in the past couple of months… but not every time.

Of course there are always things that could impact our housing market… and probably the market nationwide. If the war continues on, fuel prices will likely rise… and almost everything came on a truck at some point; meaning, everything will begin to get more expensive. Inflation has been persistently high and the new Fed Chairman indicates his priority is to fight inflation (not lower interest rates). Maybe inflation will increase and The Fed will increase interest rates even higher than they are now.

So… the Boise area housing market is not failing… it’s looking healthy and able to weather some slings and arrows. The Treasure Valley is economically in great shape with low unemployment and vibrant industry in various sectors. Yes, home affordability is a challenge now… but now may seem like “the good old days” just a few years down the road. Don’t miss out!!
