What is Fix and Flip?
Hey, Treasure Valley Dave here in Nampa, Idaho. Have you heard of fixer upper homes? Come with us as we look at some houses we can classify as Fix and Flip. There are many people out there who want a cheap place that they could put some work into and then build some equity. They are called fix and flip.
Fix and flip need a little bit of work. Most of them need to be move-in ready, but they probably would take minor house repairs. Let’s find out what Nampa has.
Property Number 1
This property is in Lakeview Park in Nampa. It is a few blocks away from Lakeview Park. If you need more information, we can do a more in-depth video. This first property is 2,376 square feet, with five bedrooms and one bath. It was built in 1916 on 0.22 of an acre. It is a fixer-upper and sold as is.
The roof looks to be in decent shape. We’ve got some vinyl siding. It has some built-ins. The living room is a smaller area. There is a new thermostat, so the HVAC system has been updated at some point.
Upstairs, we have three bedrooms and one bathroom. One has built-in cabinets and a lot of storage. There is a bit of storage underneath the stairs, as well as a utility room, washer, and dryer on the main floor.
There is also a basement where the wiring has been updated at some point. It has a living area, and the HVAC looks newer. The nice thing about this is you could do more down in the basement than you could in a crawl space.
Other areas include:
- Carport
- A family room with a door that goes to the outside
- Office connected to another bedroom
The house price is $234,900, and it’s been on the market for over 336 days. You can come in and negotiate a deal.
Property Number 2
This property is in South Nampa. It was built in 1995 and has dual-pane windows. The house has three bedrooms and two baths and is 1,270 square feet. It’s got a vaulted ceiling. The carpet hasn’t been cleaned for a while, and it is certainly in desperate need of it.
The kitchen has a little pantry – an open concept. This one is just about move-in ready. At the back door, there is a little shelter with a little storage shed. It has a gate to the neighbors. There is a little workshop with power and a standard-issue garage. The water heater is newer.
The bedroom needs some work on the floor and the windows need cleaning. We got a guy, Nick Ringo, over at Atlanta Property Services. He does details of properties. Get Nick out in this property to do a detailed job, and he could increase the value of this place by tens of thousands of dollars just by having it detailed.
There is a nice walk-in closet over here, and the carpet needs to be stretched. This place is ready to move in, but it will take some cleanup.
The asking price is $299,900, which has been on the market for two days.
Property Number 3
This property is in the south part of town – a few blocks from the downtown area. We do have one of those solar and wind power clothes dryers set up on this property.
The asking price is $214,900 and has been on the market for over a month. It was built in 1930 on a 0.068-acre lot. The house is 1,155 square feet with two bedrooms and one bath. It is something that you might be thinking of fixing and flipping.
It needs some paint. There is also blown-in insulation. The front room has some carpet in the front room. It was built in 1930. The kitchen cabinets might be original. We have enough space for a little table in the kitchen, or we may put a cabinet for more storage.
Downstairs, we have a media room. It is about 6’1″ ceiling height and might get less as you go. You can see some of the foundation and a furnace downstairs.
Upstairs, we have a bathroom and another room, but you have to go through this room to get to the other bedroom. It has some built-in cabinets. It is a fixer, for sure.
