This short series drills down into the details of buying a new construction home. We’ll answer your questions about every step of the process… whether you already live in the Treasure Valley part of Idaho OR if you’re thinking of relocating to the Boise area… we explore how the Treasure Valley Dave team works with you remotely and the builder here. So even if you can’t be here for some or all of the process, we help you and keep you informed throughout the process.
There’s a lot to go over so let’s get started on the highlights of this episode; Getting Ready and Closing
Pro Tip: Scroll down to the video below where Mareen and I explore what this episode is all about.
EPISODE 8 - GETTING READY AND CLOSING
HOME INSPECTION
- You have the opportunity to have your home inspector inspect and report on the condition of the house.
- This will be your expense and for your benefit and we strongly recommend you have a home inspection done.
- With new construction, home inspectors are particularly picky and will note everything they find and put it in a report with many pictures.
- If the home inspection turns up any issues, we have a process where we inform the builder and ask for corrections (often with excerpts from the inspection report just so we are all on the same page).
- With new construction, builders are often aware of any deficiency and have or will make the correction.
ARRANGEMENTS FOR CLOSING
- Typically we will meet with you at a closing company for signing of paperwork; this will be scheduled to best fit your needs… typically a day or two before closing but can be the day of closing.
- If you are out the area, a remote signing can be arranged.
- The closing officer will coordinate with you to make sure funds you are providing at closing are available (you may need to put funds in a different account or a cashiers check may need to be obtained).
NEW HOMEOWNER ORIENTATION (NHO)
- This is where the builder’s representative will take you through the house, instruct you on the operations and maintenance of the home, and often have you fill out warranty paperwork.
- Of course it’s best if you can be here in-person… but if you can’t make it, we can do it virtually.
JUST BEFORE THE CLOSING DAY
- Contact the utility companies to schedule a change of service to you, the new owner.
- The City for water, sewer and trash; Intermountain Gas; Idaho Power; the irrigation water provide for your area; any internet or cable service you may want.
- Our TC team (episode 6) will provide you with utilities contact information.
- Contact your insurance company to schedule coverage on your home.
Closing Day!
- Meet at the closing company (if not doing a remote signing).
- Bring your ID and a cashiers check (if needed).
- Have your bank account number and routing number if you want any overage to be deposited directly into your account.
- The closing is not official until the transaction is recorded at the County.
- This recording is typically done in the afternoon of the closing day if signing was done in the morning or a day or so before the closing day.
- We will have made arrangements to get the keys from the builder or the closing company.
- Depending on your needs, we will meet you and present you with the keys or some other arrangement can be made.
