There’s a lot to go over so let’s get started on the highlights of this episode; Building Phase
Pro Tip: Scroll down to the video below where Mareen and I explore what this episode is all about.
EPISODE 7 - BUILDING PHASE
The following are the typical steps of the building phase when working with most builders. There may be more or less steps in the process depending on the builder and the location and various other things your build-job requires. The following steps will give you a good idea of the process in general.
PERMITS
- Plans submitted to the City/County for approval.
- How long this process takes depends on the jurisdiction and their workload/capacity and if changes are needed.
- Plans are approved and permits granted.
PRE-CONSTRUCTION
- We meet with you and the construction manager to go over the plans together.
- This check makes sure that everything you expect from the initial offer and the design center is the same as the instructions the construction crew will be following.
- It’s always best for you to be at this meeting in-person, but if you can’t make it, it can be done virtually.
GROUNDBREAKING BEGINS
- Especially if you are out of the area, we begin shooting construction update videos for you; we look for things important to you and as a check to make sure things are going according to plan.
- Once construction really takes off, we shoot update videos every week.
CONSTRUCTION BEGINS
- Foundation, cement work, framing, roofing, siding, windows, electrical, HVAC, plumbing.
PRE-DRYWALL MEETING
- This is a meeting with the construction manager to make sure everything is as it should be and for you to ask any questions about the build process so far and about what comes next.
INTERIOR WORK PROCEEDS
- Drywall hung, taped and sanded; trim and baseboards; cabinets; electrical fixtures; plumbing fixtures; painting; flooring.
- A closing date can now be firmed up.
EXTERIOR WORK PROCEEDS
- Trim; electrical; irrigation system; fencing; landscaping; painting.
Construction is Done!
There are times when the construction process seems to take forever… but then it’s over before you know it! Many of our clients really appreciate the construction update videos that we shoot; some made it a weekend movie-like event with the whole family and others appreciate having a library of their home coming together.
