EPISODE 6 - CHOOSE YOUR BUILDER, HOME AND LOT
- Meet with the Treasure Valley Dave team.
- If you are out of the area during one or all of the following steps, we can still make it work by us being on site with you on a video call. It’s always better if you are there in-person, but when you can’t be, we find ways to make it work.
- We covered this in Episode 1… but it’s very important so let’s revisit it real quick…
BEFORE You Contact ANY Builder/Seller, YOU NEED to KNOW This
- If you NEVER want to have a real estate agent help you AT ANY POINT during your process of buying your new-construction home… go right ahead and contact the builder directly.
- Many builders will take your phone call or email to ask a question, even several years earlier, as an effective representation agreement with the builder’s agent and this PREVENTS YOU from having your own agent to work on YOUR behalf.
- If you DO want to have an agent working on your behalf and representing you throughout the process…
- Get a signed representation agreement with YOUR agent.
- YOUR agent will register you with the various builders you’re interested in.
- YOUR agent will get the answers from the builder that you have questions about.
- If you FORGET this and just ask the builder a quick question… could even be a pop-up box on their website… this could be your mistake that often CANNOT be undone… you’re just stuck.
Home/Builder/Lot Search
Everything in this search is interconnected; the builder you want may not build the home you want… or may not build the home you want on the lot you want. It could be that the lot you want is limited to specific builders who can build on it and it may not include the builder you wanted. So your search just depends… and this is why it’s so important to have your Treasure Valley Dave team by your side.
Steps we need to do:
- Update the Collab Center home search (from Episode 2) with new or additional criteria.
- Tour homes by the builder you’re interested in; tour homes with similar layout and features to what you would like; tour various locations that fit your needs.
- In-person tours are best but our virtual tours and videos are fantastic too.
- If you’re thinking of a Custom Build or even Semi-Custom and need to find the right lot to get started, we can help you with that search.
- Together we meet with the builder and discuss house models, upgrades, communities, available lots and other terms; in-person or via Zoom.
- Other terms can include financing, contingencies, build time, etc.
Getting Under Contract
- We help you submit an offer to the builder; the builder accepts; we are under contract!
- In-person is great but we can do e-signing and a video explaining the forms.
- Meet our Transaction Coordination Team…
- This is our “TC” team who keeps track of all the administrative things; deadlines, reminders, paperwork, etc.
- They will open escrow, contact you about the earnest money deposit, and make sure nothing falls through the cracks.
- Just FYI, I pay for this TC service because it’s part of my cost of doing business (other agents will have you pay this several hundred dollar expense).
- This is our “TC” team who keeps track of all the administrative things; deadlines, reminders, paperwork, etc.
Setting a good foundation for your new home
Yes, you’ve done all those foundational things to get construction on your new home started. You’ve decided on a builder, a lot and a what your new home will look like. Then we’ve help you put in the offer and get it accepted. Whether you were here in-person or we’ve done some of this virtually, you are confident in your choices and feel good about moving forward… to beginning construction!
