There’s a lot to go over so let’s get started on the highlights of this episode; What, Who & Why?

Pro Tip: Scroll down to the video below where Mareen and I explore what this episode is all about.

EPISODE 1 - WHAT, WHO & WHY?

  • What is buying/building a new construction home all about?
    • This series goes through the whole process of buying a new construction home with special attention on out-of-state buyers and showing options for doing things remotely.
    • We will take you from the various options you have to getting under contract with a builder to closing and even some important things after the closing.

What Are the Options for New Construction Homes?

  • Custom-Built Homes
    • You design your home, pick your lot and make all the decisions so your home is exactly what you want it to be.
    • Builders you might consider: Legacy Homes, Pathway Builders, and Superior Custom Homes.

  • Semi-Custom Homes
    • You start with a builder’s home plans and can modify it to some degree; pick your own lot or one the builder has.
    • Builders you might consider: Adair Homes, Hayden Homes, Tresidio.

  • Spec Homes

BEFORE You Contact ANY Builder/Seller, YOU NEED to KNOW This

  • If you NEVER want to have a real estate agent help you AT ANY POINT during your process of buying your new-construction home… go right ahead and contact the builder directly.
    • Many builders will take your phone call or email to ask a question, even several years earlier, as an effective representation agreement with the builder’s agent and this PREVENTS YOU from having your own agent to work on YOUR behalf.
  • If you DO want to have an agent working on your behalf and representing you throughout the process…
    • Get a signed representation agreement with YOUR agent.
    • YOUR agent will register you with the various builders you’re interested in.
    • YOUR agent will get the answers from the builder that you have questions about.
  • If you FORGET this and just ask the builder a quick question… could even be a pop-up box on their website… this could be your mistake that often CANNOT be undone… you’re just stuck.

Who: Anyone who has the desire and ability to buy a newly constructed home

  • If you don’t have the desire AND the ability, it’s not going to happen… but we can help with a plan for you to one day have the ability (a plan like Dave Ramsey’s).
  • We also work with great lenders who would be happy to talk with you and help get the information you need so you can make the best informed decisions possible.

Why: A newly constructed home can have many advantages over an existing home

  • A newly constructed home can have the latest in building materials and techniques and meet the newest compliance standards.
  • You may choose new construction to have a better quality of life, you get a home that works best for you where you are right now in life, and minimal repair and maintenance expense for some time.
  • You may choose to relocate to the Treasure Valley for this new home to have a better quality of life, less government burden and expense, and to live in a more conservative community.
