Hey, it’s Dave Edwards, Treasure Valley Dave. It’s such a great day out here, and I can’t stand sitting in the office anymore. I want to see what $400,000 will get you in Nampa, Idaho. I have some examples for those who want to buy a home now.

I have an existing home and a couple of new builds from different builders to give you an idea of what you can get. And, of course, if you’re interested in taking a deeper look at these or even moving in, give me a holler. I’d be glad to help. I have experience in this.

Let’s check out that first one.

Existing Home for 400K

So today, we’re looking at some Nampa homes for sale at about $400,000. Not to give away any secrets, this one’s precisely at $400,000. That’s a lot of zeros on there. Let’s take a look at the area.

We’re on a tranquil cul-de-sac right here. There’s not a lot going on.

So, $400,000 — what does it get you?

Well, this home was built in 1995. It’s on a 0.19-acre lot, and it has three bedrooms and two bathrooms. It’s in pretty decent shape, but let’s look closer.

I like this little porch area because the house faces to the east. Unfortunately, the power is turned off. It’s hard to show a house without any power, but it’s a good thing we got here when we did.

Housing Interior and Exterior

So we have this big tile floor. It almost echoes in the house, it is spacious. There’s a dining area with that same tile. The tile carries throughout the rest of the house as well.

Let’s check out the patio. Okay, it does not have a very deep backyard at all. That’s why you have a cover to give you more privacy. And we’re on a pie-shaped lot, so your side yards are alright.

Let’s take a look at this other side. It has a little trellis here — that’s cute. We also have a little bit of space over here. I bet you could have a little garden in there and whatnot.

Going back inside, as this is a 1995 house, it has floating artistic touches and architectural touches up there. They’re like dust catchers, but at least we have this fireplace at the base. It’s a gas fireplace that can be seen from all sides. That’s cool.

This is what $400,000 can get you in an existing Nampa home for sale:

  • 3 bedrooms
  • 2 bathrooms
  • Patio
  • Ample walk-in closet

Now, I want to look at a couple of those new constructions so you can compare apples to oranges.

Hubble Home for 400K

We’re at a new construction in a Hubble community in South Nampa. It has a one-year builder warranty; it’s pretty attractive. This one’s 2,279 square feet, so that’s a lot of square footage.

The house has four bedrooms and an upper bonus. As for the living area, it has a vaulted ceiling, which opens this place up. Hey, I like this extra space over here in the kitchen. It has a place for the coffee maker, a sink in the middle of the island, and a huge pantry.

Going out, yep, you’ll have to put in your backyard.

Hubble Pricing

One thing, I said, “It’s about $400,000.” This Hubble home is listed at $421,990, but it has a $20,000 promotion going on for houses that close this year. You could use that for the rate buydown.

You see, behind those houses over there is the Osborne Park. It’s a nice big park here in Southern Nampa. So, if you need some square footage for a home that doesn’t require any work for $400,000, well, you’re going right with this.

All your living spaces are on the main floor, including the master, so that might be something. You can have the kids go upstairs when they need some place to play around. This is nice.

So, for about $400K, this is great. I will say $402K because it’s $422K minus that $20,000 rate buydown promo that you can use for just about anything. Let’s say you want to buy a home with cash, so you don’t need to get a home loan. You can use that as a price reduction, which will get you to the $400,000 range. And $400,000 is just about what the national average is.

Other features you get are:

  • Full bathrooms with tubs
  • Ample walk-in closet

CBH Home ($400K)

Here we are at another example of something about $400,000. It’s one of the CBH homes for sale in Nampa ID. It’s in a new neighborhood, and it’s nice here. You get quite a country feel out here.

The home we’re looking at has a three-car garage. I always like that. It’s brand new, and the first thing we have off to the left is a big room. It could be an office, a formal dining room, or an extra living area. Keep the kids a little bit more quiet.

Oh, this has got some nice upgraded carpet in here. The ceiling fan is very art-deco-y, huh?

As for the backyard, you have to put your backyard in. It looks rather deep, going back to that little ridge back there. You get a feel for it.

CBH Pricing

The house is on 0.2 of an acre. The housing price is $427,990, but this comes with a $25,000 promo that’s good through the end of this year. That brings it down to just a hair over $400,000.

  • 2.5 baths
  • High-ceiling garage
  • Water heater
  • Walk-in closet
  • Lots of storage
  • Laundry area
