This is a question Treasure Valley Dave and Mareen hear all the time… because it’s an important thing to know! Every month we go through the data, put together our market update sheets, and post a video to YouTube talking about what the market is doing. Links to our sheets and the video are below.
What are the Indicators?
We look at information from all sorts of sources throughout the month and listen to experts and crunch through the data. Important indicators are current inventory, “pending” sales, and closed sales. Take those things along with prices and interest rates, we see what the market is now and have a better idea of where it’s headed.
Here's our Market Summary Sheets
These are the Ada County Market Summary for January 2025. (Click on them to directly download your own pdf copy.) Notice the median Ada County home price is about $110k more than the national average. Also notice that the “pending” homes are up significantly while “inventory” is about the same. This puts pressure on prices to increase.
And these are the Canyon County numbers for January 2025. (Click on them to directly download your own pdf copy.) You can see that median home prices are right in line with the national average. The gravy on the biscuit is you can easily still get homes under $400k in Canyon County. BUT “inventory” is down and “pending” homes are up… also putting pressure on prices to rise.

Check out where homes are selling… in this case, Canyon County. See what areas are most popular (south Nampa) and where you can spend less on homes (northwest Nampa).
Take a 12-month look back at these three important indicators; Inventory, Pending and Sold homes. At the beginning of last year, looks like homes were going under contract with a buyer (Pending) as fast as they were coming in the market (Inventory). We could be heading that way again… let’s keep an eye on this.
We look back about 15 years for Price, Inventory, Homes Sold, Days On the Market, Interest Rates… and more. A longer-term view provides valuable context when considering the real estate market.
